Why is Spring is the Best Time of Year to Sell Your House?

If you’re considering listing your home in any of the upscale communities in Santa Barbara, take note: spring is the best time of year to sell your house. Whenever possible, I urge my clients to follow conventional wisdom that says sell in the prime season, which begins in spring and lasts through summer.

The owners of one of my latest listings, a beautiful contemporary Montecito home, agreed. That’s a savvy move for the owners of this 2-bedroom, 2.5 bathroom home located on a gated private lane in an exclusive enclave.

Here are six reasons to sell in the prime season:

  • Higher sale price
    Prices are highest in the prime season. Buyers like to take advantage of school vacation as the time to make their move. That means more potential buyers competing for the inventory of listed homes.
  • Better valuations
    When your house is being valued, the appraiser will look into data for comparable homes sold in your neighborhood. With more homes selling in the on-season, the comparable data (or “comps”) are more accurate.
  • Homes look better, days are longer
    There’s no doubt that spring is the time when properties shine, even here in sunny Santa Barbara. The flowers are in bloom and buyers are out.
  • Sellers can be picky
    More buyers means more options for sellers.
  • Bidding wars
    Bidding wars are a headache for buyers but a big plus for sellers. When you list your home when the number of buyers is high, there’s more chance for bidders and multiple offers.
  • Amazing curb appeal
    Think green lawns, flowers, and breathtaking landscaping. If you’re selling in the spring, your house will have lots of that colorful “pop” to attract the right buyer.
